Information For Tenants

1. Search and select the the property that is suitable for you and arrange an appointment with one of our representatives. Our viewings are carried out from 8.30am to 6.30pm Monday to Friday, weekends are available upon request.
2. An application form is to be filled out either online or manually at the office prior to arranging an appointment.
3. Once the application is successful a set up fee is payable to reserve the property and to cover administration costs and cost of referencing. The reservation will be held for a maximum period of two weeks. We will also require two references together with a valid form of photo idenification (such as passport).
4. Arrange a scheduled appointment to sign an AST (Assured Shorthold Tenancy). This is a legally binding contract and should be read carefully. At this stage one months deposit and one months rent is payable. The deposit is to safeguard against damages or breaches of the AST.
5. Prior to moving in we will compile an inventory of the property condition along with the contents of the property. The meter readings will be noted at this stage. The inventory schedule will need to be signed within 7 days prior to the move in date.
6. Council tax and services are the responsibility of the ocucupier at all times unless stated otherwise in the advert. We will inform the local council and the utility companies of the change of circumstances.
7. Rent in payable monthly in advance by standing order and it will be deducted from your account 3 days before the due date.
8. Smokers and Pets are negotiable on certain properties, this is usually stated in the property advert.
9. The process usually take 7 working days to complete from the date of applicaton.
